摘 要:商品房价格的快速飙升,造成许多人"买不起房、住不起房"的现象,海南省近年来为了适当遏制商品房价格急速上涨的趋势,于2017年出台相关政策在全省内实施限购,根据区域差别限制房地产贷款;于2018年出台新的调控政策,此次调控政策次数多、力度大,但房地产价格依然较高。从居民人均年可支配收入、商品房平均销售价格、住宅商品房平均销售价格与商品房销售额和住宅商品房销售额的关系角度进行分析,并结合分析结果给出对策建议。The rapid rise in the price of commercial housing has caused most people to "can’t afford to buy a house" In recent years, in order to properly curb the rapid rise in the price of commercial housing, Hainan introduced relevant policies in 2017 to implement purchase restrictions across the province Policy, restricting real estate loans based on regional differences;a new regulatory policy was introduced in 2018. This regulatory policy has many times and intensive efforts, but real estate prices remain high. The article analyzes the relationship from the perspective of the per capita annual disposable income of residents, the average sales price of commercial housing, the average sales price of residential housing, and the sales of commercial housing and sales of residential commercial housing, and gives suggestions based on relevant cases.
