摘 要:高层住宅具有土地使用率高且能摊薄土地使用成本的优点,所以是众多开发商追求的目标。但是,对于其建设过程来说,尤其是其施工阶段,却是一个充满风险、难以预测和控制的一个过程。因此,高层住宅项目的施工承包商要想满足开发商的成本控制要求,就必须及时发现其中存在的费用风险,及时预防。本文主要是针对框剪高层住宅项目施工承包方在施工期间所发生的费用风险,采用Fisher判别法对施工期间是否超出业主预算的成本进行较为准确的预测,从而能够及时的发现问题,及时采取应对措施。本文还依据实例分析对模型进行验证,其结果准确合理,从而证明此模型能够为高层住宅项目在施工期间是否存在费用风险进行准确的预测,为开发商和承包商双方的共同利益起到很好的维护作用。High-rise residential has high land utilization,and the advantage of diluted land use cost,so it is the target of many developers.However,for the construction process,especially the construction stage,is a full of risk,difficult to predict and control a process.Therefore,high-rise residential construction contractors to satisfy the requirement of the developer,cost control,must be timely found that there were a cost risk,prevention in time.This article mainly for box shear high-rise residential project construction contractor during construction of cost risk,about whether the Fisher discriminant method is adopted during construction is beyond budget accurately predict the cost of owner,so that they can timely found the problem,take timely measures.This article also on the basis of case analysis to verify this model,the result is accurate,reasonable and to prove that this model is able to high-rise residential project in construction period whether there is a cost to accurately predict risk and the common interests of both sides for developers and contractors have very good maintenance effect.
