摘  要:受到国土空间生态安全格局和土地资源的刚性约束,盘活存量土地的再开发日益成为解决城市空间发展瓶颈的重要手段。深圳市土地再开发的影响因素主要包括参与主体及其角色演变、开发方式、产权关系、利益平衡分成等。文章在分析这些因素影响机理的基础上,指出未来城市土地再开发需要关注的几个方面:(1)明晰产权,完善"政府引导、市场配置、公众参与、利益共享"的土地再开发机制;(2)鼓励村民与开发商形成利益共同体;(3)转变土地收益分配制度观念,完善公服配建。Revitalizing stock land redevelopment has increasingly become an important measure to solve the bottleneck of urban spatial development with rigid constraints of land resources and ecological security pattern of territory space.The influencing factors of land redevelopment in Shenzhen mainly include the participation subject and its role evolution,development mode,property right relationship,the balance of benefit distribution and so on.Based on the analysis of the influencing mechanism of these factors,this paper points out the following aspects that should be paid attention to urban land redevelopment in the future:firstly,to clarify property rights and improve the land redevelopment mechanism of "government guidance,market allocation,public participation and benefit sharing";secondly,encourage villagers and developers to become an interest community;thirdly,changing the concept of land income distribution system and perfecting supporting construction of public service.
