摘 要:近年来,多头供应的土地出让政策指的主要是国家通过招拍挂的方式,让土地供应市场垄断的情况打破,形成一种适度竞争的环境,这样可以很快的保证土地的价格平稳,降低土地出让价格,让非理性的土地价格造成了不良影响消除,保证城市规划的长远发展。与此同时,在土地招拍挂出让的过程中,可以利用政策来对低价位、小户型、普通商品房的开发比例进行严格控制,合理的配置设施,确保土地开发过程中的集约化利用,对理性化的住房需求观念进行引导。本文重点对土地市场招拍挂出让过程中出现的问题进行分析,并阐述如何将其解决,以提高城市发展,加快城市建设资金筹集。In recent years,the land transfer policy of multi supply mainly refers to that the state breaks the monopoly of land supply market through bidding,auction and listing,and forms a moderately competitive environment,which can quickly ensure the stable price of land,reduce the price of land transfer,eliminate the adverse effects caused by irrational land prices,and ensure the long-term development of urban planning.At the same time,in the process of land bidding,auction,and transfer,policies can be used to strictly control the development ratio of low-priced,small-sized houses,and ordinary commercial housing,and rationally allocate facilities to ensure the intensive use of land development and guide the rationalization of housing demand.This article focuses on the analysis of the problems that arise in the process of land market bidding,auction,and transfer,and explains how to solve them in order to improve urban development and accelerate the financing of urban construction.
