住宅建筑项目运行阶段节约成本方法及对策研究

摘　　要：调查统计某市20个小区共105套新建住宅建筑项目装修阶段土建、水电拆改情况,计算每平方米建筑面积在装修阶段的成本值增加值,分析导致成本增加的主要原因,通过对LCC技术,BIM技术、设计规范和建设监理制度的研究,提出降低住宅建筑项目运行阶段成本的方法和对策。Based on the investigation and statistics on civil engineering,dismantling and reconstruction of water and electricity pipelines by the cases of housing decoration in 105 new homes of 20 neighborhoods in a city,the author calculated added value in the cost of per square of the building area in the running phase of residential housing construction project and analyzed the primary causes of cost increase.Furthermore,the author proposed a new method and strategy to lower costs in running phase of residential housing construction project through by studies on LCC and BIM technologies,design codes and supervisory system of construction.
