TOD理念下的旧城中心区改造更新策略研究——以深圳市罗湖区湖贝项目城市更新为例

摘　　要：本文在目前城市提倡集约化、高质量化发展的背景下,从旧城中心区改造更新出发,针对于目前旧城中心区存在的社会经济衰退、人居环境恶劣以及交通环境拥堵等问题,以TOD理念为指导,结合深圳市罗湖区湖贝城市更新设计,提出区域整合策略、功能有机策略、以人为本和可持续的设计策略等实际操作设计手段,对以TOD理论进行的旧城区改造更新进行补充,以期为后来同类项目提供思路。This study is based on the back-ground that the city advocates intensive,high-quality development.This paper starting from the renewal of the old city center area,aimed at current problems of social and economic recession,poor living environment and traffic congestion in the center area of the old city.Guided by TOD concept,combined with urban renewal design of Hubei,Luohu District,Shenzhen,Put forward practical operation design means,such as regional integration strategy,functional organic strategy,people-oriented and sustainable design strategy.In order to provide ideas for similar projects later,the old urban renewal based on TOD theory is supplemented.
