摘 要:20世纪80年代初期,我国把房子定义为商品,开启了中国房地产的萌芽阶段,直至今日,中国房地产经历了30多年的迅猛发展,其间有市场的加速催化,也有政策的宏观调控。商品房的基本属性是居住属性,同时具有金融属性和教育属性。近几年,房价飞涨,炒房现象丛生。国家、地方陆续出台了各项调控政策,旨在限制融资炒房、稳住房价,强化商品房的居住属性。基于此,用数据显示目前南京商品房销售现状,为家庭购房决策者提供参考。in the early 1980 s,Deng Xiaoping defined the house as a commodity,which opened the embryonic stage of China’s real estate.Until now China’s real estate has developed rapidly for more than 30 years,during which there are market acceleration and macro-control policies.The basic property of commercial housing is residential property,which has financial property and educational property at the same time.In recent years,housing prices have skyrocketed and speculation has been rampant.The state and local gov ernments have successively issued various regulatory policies,aiming to limit the financing and speculation of housing,stabilize the housing price,and strengthen the residential property of commercial housing.Chinese data shows the current situation of commercial housing sales in Nanjing,which can be used as a reference for home buyers.
