摘 要:随着我国国民经济的迅速发展,房地产行业也迎来发展契机,然而机遇与风险并存,当今社会房地产行业开发经营所面临的风险也是前所未有的巨大。面对房地产开发企业在开发经营过程中的各种风险,采用不确定性分析常用的盈亏平衡分析法,结合实际案例,计算了房地产开发经营中的盈亏平衡点、安全边际率、经营杠杆等,为房地产开发项目的风险、成本、经营等提供参考。In recent years,along with the rapid development of our national economy,the real estate industry has also ushered in a new spring.However,opportunities and risks coexist.The risks faced by the development and operation of the real estate industry in today’s society are also unprecedented.Faced with various risks in the development and operation of real estate development companies,this paper uses the usual breakeven analysis method of uncertainty analysis,combined with actual cases,to calculate the breakeven point,safety margin,operating leverage,etc.in real estate development and management,which provides a basis for the risks,costs and operations of real estate development projects.
