摘　　要：楼宇经济是近年来中国城市经济发展中涌现的一种新型经济形态。它是以商务楼、功能性板块和区域性设施为主要载体,以开发、出租楼宇引进各种企业,从而引进税源,带动区域经济发展为目的,以体现集约型、高密度为特点的一种经济形态。因此,楼宇经济的发展,不仅有利于拓宽城区发展空间,培育新的经济增长点。还可以变平面发展为立体发展,变实体经济为虚拟经济,向空间求发展,向楼宇要效益。楼宇经济所依托的商务写字楼将汇聚起大量的人流、资金流和信息流,实现在高价位上的土地再开发,达到可观的利润空间,财富效应显著。The development of commercial real estate economy can not only boost the development of urban area and cultivate new economic growth,but also transfer plane development into three-dimensional development,turn entity economy into virtual economy.Thus we will seek development in the space and strive for benefits from the commercial real estate.Business office buildings,as the basis of commercial real estate economy,will bring an influx of people,capital and information,realizing second development on the high-priced land,and achieving substantial profit margins as well as significant wealth effect.Based on this,in 2020,Qingdao Laoshan District,taking the momentum,has listed seeking high quality development of commercial real estate economy and creating an"updated version"of Laoshan.commercial real estate economy as one of the"seven major actions"in the district.This is not only a crucial link to promote the economic growth and optimize the industrial structure in Laoshan District,but also serves as an important support for Laoshan District to implement the"northward strategy".
