高层可变住宅设计探索与实践——以南京江北新区人才公寓为例

摘　　要：该文主要研究了可变性设计在高层住宅中的应用。可变住宅的核心理念在于打破住宅空间和功能的固定关联,在全生命周期中实现对居住者需求变化的响应以及持续的更新升级。针对高层住宅,分析了主要设计策略,包括模数协调和多层次的模块化设计、兼具开放性与耐久性的结构体系应用、设备管线分离和集成化以及工业化内装。结合南京江北新区人才公寓的实践,分析了基于垂直社区理念的高层可变住宅设计思路,总结了相关设计措施。In this paper we discuss the application of variability design in high-rise residential buildings. The core idea of variable dwellings lies on breaking the connection of space and function, and realizing a quick response to the change of the residents’ demands and continuous renovating and upgrading. We also study the primary design strategy for the high-rise dwellings, including modular co-ordination, application of a building structure which is both flexible and endurable, the separation between pipelines and structures, and the industrialized decoration. Based on a talent apartment case in Nanjing Jiangbei New District, we analyze the variability design which combines the idea of the vertical community and summarize its design approach.
