摘  要:论文主要通过梳理权衡理论、优序融资理论等多种较为成熟的研究成果,以期提升房地产企业对市场风险的认识,促进合理把控信贷规模、信贷结构,实现企业扩张速度、风险承受能力及盈利水平之间的均衡。同时,监管部门应尽快健全对房地产行业资金运用的管理机制,严格控制信贷资金对土地市场的炒作行为,实现房地产市场的健康有序发展。This paper aims to improve the understanding of market risks of real estate enterprises,promote the reasonable control of credit scale and credit structure,and realize the balance among the expansion speed,risk bearing capacity and profitability of enterprises by combing the balance theory,optimal order financing theory and other relatively mature research results.At the same time,the regulatory authorities should improve the management mechanism for the use of funds in the real estate industry as soon as possible,strictly control the speculation behavior of credit funds on the land market,and realize the healthy and orderly development of the real estate market.
