摘 要:【目的】以经济欠发达的中小城市萍乡市为研究区域,探索不同房地产发展时期的住宅地价分异规律及影响因素空间异质性程度,为经济欠发达城市房地产市场的发展及土地调控政策制定等提供借鉴。【方法】利用全局空间自相关分析法和克里金插值法,进行住宅地价时空分布特征分析;在此基础上构建GWR模型分析不同房地产发展时期住宅地价各影响因素空间异质性特征。【结果】(1)随着萍乡市房地产市场由快速发展逐渐过渡到平稳期,住宅地价“一个中心”的空间分布格局被打破,逐渐呈多中心“峰值”的分布格局。(2)萍乡市不同房地产发展期内容积率对住宅地价的贡献度均最大,地块面积次之。(3)由于经济发展水平不同,欠发达城市与发达城市之间住宅地价影响因素存在差异,突出表现为欠发达城市内规划条件对住宅地价影响较大,而基础设施、交通、环境条件等的影响则相对均质且有限。【结论】开展欠发达城市住宅地价分异规律和影响因素空间异质性程度研究有利于房地产市场稳定健康发展,但欠发达城市房地产市场发展有其自身特性,需要进一步深入研究。[Objective]Taking the underdeveloped Pingxiang City as an case to explore the law of residential land price differentiation in different real estate development periods and the degree of spatial heterogeneity of influencing factors,providing reference for the development of real estate markets in economically underdeveloped cities and the formulation of land regulation policies.[Method]Using the global spatial autocorrelation analysis method and Kriging interpolation method,the spatial and temporal distribution characteristics of residential land prices were analyzed;on this basis,a geographic weighted regression model was constructed to analyze the spatial heterogeneity characteristics of various influencing factors of residential land prices in different real estate development periods.[Result](1)With the real estate market gradually transferring from rapid growth to stable period,the spatial distribution of residential land prices changed from the one-center to multicenters pattern.(2)In different real estate market periods,the volumetric flow rate had the largest contribution to residential land prices,followed by the plot area.(3)Due to different levels of economic development,there were differences in the factors affecting residential land prices between underdeveloped and developed cities.Planning conditions of underdeveloped city had a crucially important impact on residential land prices,while other impacting factors such as infrastructure,transportation and environmental conditions were spatially homogeneous and restricted.[Conclusion]Carrying out research on the law of residential land price differentiation in underdeveloped cities and the degree of spatial heterogeneity of factors affecting urban housing land prices is conducive to the stable and healthy development of the real estate market,however the real estate market development in underdeveloped cities has its own characteristics and needs more studies.
