区域房地产行业发展空间溢出效应研究

摘　　要：在房地产行业迅速发展下,房地产行业空间溢出效应明显。文章基于2007-2017年中国省级区域面板数据,以房地产行业地区生产总值为研究对象,对房地产行业发展空间溢出效应进行探究,并利用空间误差模型,对房地产行业发展影响因素进行分析。结果表明:①房地产地区生产总值moran’s I指数显示房地产行业发展存在空间集聚效应,地区房地产行业发展与相邻地区的发展具有相互影响的特点。②房地产从业人员数、房地产开发投资额和货物进出口总额均对房地产行业发展有一定程度的影响,房地产从业人员数(Z=12.2310)和货物进出口总额(Z=9.1814)对房地产行业发展具有促进作用,房地产开发投资额(Z=-4.1417)对房地产行业发展呈现抑制作用。本文基于回归分析等方法和MATLAB等软件,研究我国房地产行业区域发展状况,并为其今后稳健发展提供政策建议。With the rapid development of the real estate industry,the spatial spillover benefit of the development of the real estate industry is obvious.Based on 2007-2017 provincial panel data of China's real estate industry,taking the real estate industry's GDP as the research object,this paper explores the spatial spillover effect of the development of the real estate industry,and uses the spatial error model to analyze the influencing factors of the development of the real estate industry.The results show that:①the Moran's I index of real estate regional GDP shows that there is a spatial agglomeration effect in the development of China's real estate industry,and the development of regional real estate industry and the development of adjacent areas have mutual promotion.②The number of real estate practitioners,the amount of investment in real estate development and the total amount of import and export of goods all have a certain impact on the development of the real estate industry.The number of real estate practitioners(z=12.2310)and the total amount of import and export of goods(z=9.1814)have a promoting effect on the development of real estate,and the amount of investment in real estate development(z=-4.1417)has a restraining effect on the development of real estate.Based on regression analysis and MATLAB software,this paper studies the regional development of China's real estate industry,and provides policy recommendations for its stable development in the future.
