摘 要:采用综合定价机制,综合考虑成本、家庭收入和市场价格等因素,构建公共租赁住房、经济适用房、限价商品房和人才公寓的定价模型,并以青岛市为例进行实证分析。结果表明,综合定价机制能够克服单一模式的缺点,提高城市公共住房资源配置效率。This paper constructs the pricing mechanism model of public rental housing,affordable housing,community housing with limited price and talent apartment using the comprehensive pricing mechanism which consideres the construction cost,family income,market price and other factors,and takes Qingdao as an example for empirical analysis.The results show that the comprehensive pricing mechanism is able to overcome the shortcomings of the single model,and increase the efficiency of resources allocation in the urban public housing field.
