摘 要:TOD模式旨在以公共交通为中心,形成无缝衔接的放射状路网,以充分带动周边土地和物业价值增值。借助栅格定位属性,将地铁线路等关键信息标注在房价栅格数据集上,运用一对一匹配的双重差分和三重差分方法细致分析了上海地铁13号线开通在“时间”和“距离”上对沿线住宅价格的影响。结果显示:地铁13号线的溢价效应在一期工程西段开通之前就已经显现出来,且随着时间延长逐渐增加,但沿线北部和南部溢价效应差异较大。将地铁沿线划分为四个距离带进行研究,结果表明:在2500米范围内,溢价效应先增大后减小且为正;当距离超过2500米后,溢价效应转为负。三重差分结果显示:地铁13号线对不同价位区间的住宅价格及其上涨率影响均不相同。TOD mode aims to form a seamless radial road network centered on public transportation,so as to fully drive the value increment of surrounding land and property.With the help of raster positioning attributes,the key information such as subway lines is marked on the house price raster dataset.The double and triple difference methods of one-to-one matching are used to analyze the impact of the opening of Shanghai Metro Line 13 on the housing prices along the line in terms of“time”and“distance”.The results show that the spillover effect of Metro Line 13 has already appeared before the opening of the western section of the first phase of the project,and it has gradually increased over time,but there is a big difference between the northern and southern parts of the line.The subway line is divided into four distance zones for study.The results show that within the range of 2500 meters,the spillover effect first increases and then decreases,and it is positive;when the distance exceeds 2500 meters,the spillover effect becomes negative.The results of the triple difference show that the impact of Metro Line 13 on housing prices in different price ranges and their rising rates is different.
