摘 要:本文旨在论证房改以来深圳房地产价格波动的影响因素。通过文献研究,选取常住人口、人均可支配收入、物价指数三个指标作为模型的解释变量,三个解释变量与深圳房地产价格先进行平稳性检验,再进行多元线性回归分析,得出影响深圳房地产价格波动的最主要因素为人口数量,并结合深圳情况对其进行实证分析并给出了建议。This paper aims to demonstrate the influencing factors of real estate price fluctuation in Shen-zhen since the housing reform. Based on the literature research,three indexes are selected as the explanato-ry variables of the model: permanent resident population,per capita disposable income and consumer price index. The three explanatory variables and Shenzhen real estate price are first tested for stability by ADF,and then analyzed by multiple linear regression. It is concluded that the most important factor affecting the fluctuation of Shenzhen real estate price is the population. Finally,reasonable suggestions are given based on the situation of Shenzhen.
