定额等计价标准的价格属性分析

摘　　要：工程造价鉴定中,对鉴定计价标准价格属性的认识存在空白。分析表明,工程造价鉴定中常用的几类计价标准,代表了不同的价格类型:合同约定工程价格标准属于个别价格的范畴,政府建设工程定额标准和以非交易数据为样本编制的建设工程单位指标标准属于买方最高出价的范畴,以交易数据为样本编制的建设工程单位指标标准属于市场价的范畴。In the practice of construction cost appraisal,there is a void in understanding the price attribute of valuation standard.This paper clarifies that the valuation standard commonly used in construction cost appraisal represents different price forms:Contract-based valuation standard belongs to the individual pricing category,government quota valuation standard and construction cost unit indices valuation standard compiled from non-transactional data belong to the highest bid pricing category,construction cost unit indices valuation standard compiled from transactional data belongs to the market pricing category.
