摘 要:近年来,我国进入经济增速放缓新常态,房地产市场总体形势趋稳。2019年,我国房地产用地供应规模同比下降1.1%,其中,住宅总体供应量下降3.2%,保障性住宅用地供应量保持平稳,高档住宅用地供应量为近十年最低值,商服用地供应量增长5.6%。房地产用地供应总体充足,但在不同城市间分化明显,一、二、三四线城市供应量同比分别下降8.3%、2.0%和2.2%,与人口、产业集聚不匹配问题依然突出。需探索多元化供地机制,实现用地有效供给,促进房地产市场平稳发展。China has entered a new normal for economic development in recent years.The real estate market situation has remained stable.In 2019,the land supply for real estate decreased 1.1%from the previous year.Among them,the overall land supply for residential area slowed down 3.2%,the low-income housing land remained stable,the prime residential land is at the lowest level in nearly a decade,and the commercial and service facility area increased 5.6%.The supply of residential land of the whole country is generally adequate,but the remarkable differences exist between different cities.The land supply for real estate in the first-tier,the second-tier,and third-tier and four-tier cities decreased 8.3%,2.0%and 2.2%,respectively.The mismatch between land supply and population and industry agglomeration remains a serious problem.We need to explore the multiple-mechanism of land supply effectively and promote the steady development of the real estate market.
