摘　　要：传统的建筑运维中,机电设备的静态设计信息、实体信息、空间位置、逻辑控制、报警及维护信息等存在严重缺失的现象,且能源管理系统、设施设备管理系统、物业管理系统等各类信息管理系统之间相互独立,形成信息孤岛,导致建筑运维阶段的管理效率较低。本文提出基于BIM技术和BAS技术融合应用的新型建筑智能化运维管理系统,并通过实际项目验证其可行性及应用前景。During the traditional building operation and maintenance,the static design inform ation,entity inform ation,spatial location,logical control,alarm and maintenance information of mechanical and electrical equipment are missing,and various information management systems such as energy management system,facilities and equipment management system and property management system are independent of each other.The formation of information islands leads to low efficiency in the construction operation and maintenance stage.The new intelligent building operation and maintenance management system based on BIM+BAS technology is presented and through the actual project to verify its feasibility and application.
