摘 要:经历过房地产泡沫和老龄化的日本,住房空置问题日趋严重,呈现空置数量和空置率持续上升、区域分化严重、完全闲置住房不断增多等特点。日本住房空置率的走高,背后的因素诸多复杂,但离不开年龄结构的变化、人口的迁移、房地产市场供需失衡等等,但毋庸置疑的是,空置住房的大量存在严重影响了日本资源的有效配置和经济发展。为此,日本政府不断采取法律、行政、经济等综合手段积极地应对空置住房问题。当前,我国住房空置率也呈逐年增加的趋势,特别是农村的空置住房问题越来越突出,应提前关注、防范于未然。After the real estate bubble and aging,the problem of housing vacancy in Japan is becoming more and more serious,showing the continuous increase in the number and rate of vacancy,the serious regional differentiation,and the increasing number of completely vacant houses.The high vacancy rate in Japan has many complex factors behind it,but it is inseparable from changes in age structure,population migration,and imbalance between supply and demand in the real estate market,etc.However,there is no doubt that the large number of vacant houses seriously affects Japan’s resources and economic development.Therefore,the Japanese government has been taking legal,administrative,economic and other comprehensive measures to actively alleviate the problem of vacant housing.At present,the vacancy rate of housing in China is also increasing year by year,especially the problem of vacant housing in rural areas will become more and more prominent.It is suggested that China should pay attention to it in advance and prevent it before it happens.
