摘 要:文章在介绍不同国家居民自有住房服务价值核算方法的基础上,梳理相关文献,指出了当前我国居民自有住房服务价值核算方法的优化方向,探讨了居民自有住房服务价值核算对房地产业增加值、居民消费支出以及居民可支配收入的影响。当前积极推进SNA2008标准在我国统计领域的实施,优化居民自有住房服务虚拟租金的核算方法,准确评估居民自有住房服务价值,是改进和完善我国GDP核算体系的重要内容。On the basis of introducing the method of calculating the service value of owner-occupied housing in different countries,this paper sorts out relevant literatures,points out the optimization direction of the value accounting methods for owner-occupied housing services in China,and finally discusses the influence of the value accounting for owner-occupied housing services on the added value of real estate industry,household consumption expenditure and disposable income of residents.The paper comes to the conclusion that at present,actively promoting the implementation of SNA2008 criterion in China's statistical field,optimizing the accounting methods of virtual rent for owner-occupied housing services,and accurately assessing the value of owner-occupied housing services are important contents to improve and perfect China's GDP accounting system.
