摘 要:重构农村空间进而实现空间综合价值是乡村振兴的内在要求。以湖北省马岭村为例,分析满足空间重构要求的“原初交易成本”以及村社理性在降低该交易成本中的比较制度优势发现:首先,基于农村土地资源的多功能性,单纯依靠经济手段来实现小农土地的大规模集中难度很大,其过程中的“原初交易成本”很高,而剥离土地内涵的多重福利功能则是实现土地“资源”转换为土地“要素”的前提;其次,因土地资源所依附的社会功能多样,“原初交易成本”并不表现为可被量化的单一质性客体,而撬动村社理性,缔结结构性合约,用养老福利和就业保障等方式置换土地的社会功能,可以有效降低“原初交易成本”,将具备多种功能属性的土地资源变成纯粹的经济要素。因此,应注重发挥村社理性的制度性优势,降低“原初交易成本”,在村社规模上促进空间综合价值的实现。The realization of the comprehensive value of space based on the reconstruction of rural space is the internal requirement of Rural Revitalization.Land is an important carrier of rural space.Taking Maling village as an example,this paper analyzes the“original transaction cost”in the process of land concentration and the comparative institutional advantages of village community rationality in reducing the transaction cost.The research shows that,first of all,for small-scale farmers,rural land resources have the characteristics of economic,pension,employment and other multi-functional integration,and it is difficult to achieve largescale concentration simply by economic means.Stripping the social function of land resources is the premise of transforming“resources”into“elements”,which also has“original transaction cost”.Secondly,due to the different internal requirements of different social functions of land resources,the“original transaction cost”does not show itself as a single and quantifiable whole.Therefore,by leveraging the rationality of village community,concluding structural contracts,replacing the social functions of land with pension benefits and employment security,the“original transaction cost”can be effectively reduced,so multiple functional attributes land resources will become pure economic factors.Therefore,we should give full play to the institutional advantages of village community rationality in reducing the“original transaction cost”,and then promote the realization of the comprehensive value of space on the scale of village community。
