摘　　要：老旧小区住宅由于建成年代较早,建造标准较低,其功能与品质已难以满足现代生活的需要。我国政府在积极推动老旧小区住宅更新改造的过程中取得了许多成就,但已有的更新改造关注点多在小区、区域或城市层面上的基础设施改造,较少涉及老旧小区住宅本体的更新。本文聚焦老旧小区住宅本体中与居民日常生活联系密切的公共部分更新,通过对上海8个老旧小区进行调研,从围护结构和公共区域两个方面分析其使用现状与存在的问题,并从技术手段和管理政策方面提出老旧小区住宅公共部分的更新需求,为未来我国老旧小区住宅本体的更新改造提供借鉴。Due to the early construction and the low standard of construction,the function and quality of the old residential buildings have been difficult to meet the needs of modern life.Our government has made a lot of achievements in the process of actively promoting the renovation of old residential buildings,but the existing renovation focuses on the infrastructure renovation at the level of communities,regions or cities,less on the renovation of old residential buildings.This paper focuses on the renewal of the public part of the old residential buildings,which is closely related to the daily life of the residents.Based on the investigation of eight old residential communities in Shanghai,this paper analyzes the current situation and existing problems from the aspects of the building envelope and public area,and puts forward the renewal demand of the public part of the old residential quarters from the aspects of technical means and management policies,so as to provide the reference for the renovation of old residential buildings in China.
