摘  要:停车问题是国内综合型养老社区正在面临的普遍问题。综合型养老社区因具有选址多在郊区、产品类型多样、服务对象特殊、出行探访集中等特点,其停车需求较为复杂多变、难以把握。目前国内尚没有针对养老社区的停车配建标准,新建项目往往被要求参考住宅、疗养院等类似建筑类型的停车位指标配建车位,运营后却出现车位大量空置的问题,造成空间、资金等资源的浪费。通过对全国12个典型养老社区停车空间的实地观察和问卷调研,收集停车位配建及使用情况的数据,利用定量和定性分析方法,总结当前停车空间的使用需求及规律,进而提出停车位配建指标的建议,为新建综合型养老社区配建停车空间提供参考。Parking is a common problem that the comprehensive retirement community is facing. Due to the features of siting in suburbs, various types of products, special users and concentrated visits, parking requirements in the retirement community are complex and changeable. However, there are few pieces of research or special standards on the parking space of the elderly care community at present. New projects are often required to be built according to the parking ratio of residential buildings or nursing homes, which brings about a large number of empty parking spaces after being put into operation, resulting in the waste of resources. Based on the field observation and questionnaire survey of parking spaces in 12 typical retirement communities nationwide, this research collects data on parking space design and usage. Through quantitative and qualitative analysis, the research summarizes parking requirements as well as the parking pattern and finally puts forward suggestions on parking ratio. This research is aim to provide a reference for designing the parking space of the new comprehensive retirement community.
