文化导向的工业区改造对城市空间影响量化初探——以厦门市华美卷烟厂更新改造为例

摘　　要：在城市化快速发展的背景下,旧城改造与新城开发建设同步推进,用地存量再开发成为重要的问题。老旧厂房作为城市的组成部分,也面临着转型升级、文脉传承、空间特色营造、空间价值提升等一系列迫切需求。在一系列政策的支持下,厦门市湖里区华美卷烟厂在老旧厂房转型升级中的探索和实践对其他老旧厂房的更新改造起到了一定的示范作用。基于其重要的历史地位和丰富的文化价值,本文首先对其以文化开发模式为导向的更新改造过程进行系统的研究和分析,然后初步探索用定量的方法评价在文化开发模式指引下的旧工业区改造对城市空间产生的影响,进而探索此举在优化城市空间结构中起到的积极作用。Under the background of rapid development of urbanization,the reconstruction of the old city is advancing synchronously with the development and construction of the new city,and the redevelopment of the land stock becomes an important problem.As an part of the city,the old factory building is also facing a series of urgent needs,such as transformation and upgrading,cultural heritage,space characteristic construction,space value promotion,and so on.With the support of a series of policies,the exploration and practice of Huamei Cigarette Factory in Huli District of Xiamen in the transformation and upgrading of the old factory building has played a certain role in demonstrating the renovation of other old factory buildings.Based on its important historical position and rich cultural value,this paper first makes a systematic study and analysis on the process of transformation guided by cultural development model,and then preliminarily explores the quantitative method to evaluate the impact of the transformation of the old industrial zone under the guidance of the cultural development model on the urban space,and then explores the positive role of this action in optimizing the urban spatial structure.
