摘　　要：本文分析了我国住房制度的发展与特征,依据火灾统计数据分析了“一张床”、“一间房”和“一小套房”的三种租赁住房的火灾危险性分析,提出了租赁住房的消防设计原则,归纳汇总各地改造项目中实施租赁住房存在的消防工程问题,通过火灾危险性分析,提出公寓的火灾危险性高于旅馆,对于消防设施的设置应适当提高标准,通过疏散模拟分析,提出了宿舍楼疏散等效替代技术措施,对于8人居住的宿舍楼,同时增加走道的宽度和安全出口宽度可有效提高疏散的安全性。This paper analyzes the development and characteristics of the housing system in China.Based on fire statistics,this paper overviews three types of fire hazard at rental housing:"one bed","one room"and"one suite",puts forward the fire protection design principles of rental housing,and summarizes the fire protection engineering problems existing in the implementation of rental housing renovation projects in various regions.Through the evacuation simulation analysis,the equivalent alternative technical measures are proposed for the evacuation of the apartment buildings.
