摘  要:在新一轮科技革命背景下,优化城市公共不动产是打造未来发展新优势的战略抉择。基于2008—2018年35个大中城市的空间面板数据,探讨城市公共不动产对创新产出的作用机理,构建公共不动产影响创新产出的指标体系,采用空间计量模型分析城市公共不动产对创新产出的空间溢出效应。研究表明:城市创新产出存在空间集聚分布特征;城市公共不动产促进本地创新产出,对周边城市创新产出具有显著为负的空间溢出效应;不同区域城市公共不动产对创新产出的影响呈异质性,影响程度为东北>中部>西部>东部,东部表现为本地和周边城市的极化效应显著。基于此,从优化城市公共不动产、协同发展、因城施策等方面提出对策建议,以期推进创新型城市建设。Under the background of the new round of scientific and technological revolution,optimizing urban public real estate is a strategic choice to create new advantages for future development.Based on the spatial panel data of 35 large and medium-sized cities in China from 2008 to 2018,this paper discusses how urban public real estate influences innovation output theoretically,and designs the index system of public real estate’s effect on innovation output,and then uses spatial measurement model to analyze the spatial spillover effect of urban public real estate on innovation output.The findings are as follows:urban innovation output has spatial aggregated distribution characteristics;urban public real estate promotes local innovation output and has significantly negative spatial spillover effect on innovation output of surrounding cities;the influence of public real estate on innovation output in eastern,the middle,the western and the northeast cities are heterogeneous.In terms of the impact,The impact is greatest in the northeast,followed by the central,then the west,and finally the east.In eastern cities,polarization effect of local and surrounding cities is significant.Based on this,the paper puts forward countermeasures and suggestions in order to promote the construction of innovative cities from three aspects:optimizing the urban public real estate,coordinating development,and implementing strategies according to the urban conditions.
