摘  要:当代城市更新中,边界作为重要的城市形态要素,对城市结构和空间使用有着很大的影响。面对住区存量更新与提高空间品质的要求,本文梳理了老旧住区中产权边界的形成、作用与产生的更新问题,以南京市鼓楼区南阴阳营片区为例,对边界空间进行类型分析,通过调研与居民访谈明确更新需求与优化意向,最终提出延续邻里结构、促进功能混合、提升空间品质三大规划策略,并归纳多样边界空间转化模式,以期将原本碎片化和消极的空间整合为邻里共享的空间,对老旧住区更新中产权边界空间的优化提出新的路径。In the contemporary urban renewal,the boundary,as an important urban form factor,has a great influence on the urban spatial structure and space use.In view of the requirements for the renewal of stock residential areas and the improvement of spatial quality,this paper sorts out the formation,function and renewal issues of plot boundaries in old residential areas.Taking the South Yinyangying area in Gulou District,Nanjing as an example,the analysis of the boundary space is carried out.Through research and interviews with residents,it clearly updates the needs and optimization intentions,and finally put forward three major planning strategies for continuation of neighborhood structure,promotion of functional mixing,and improvement of space quality.It sums a variety of boundary space transformation models in order to integrate the original fragmented and negative space into the space shared by the neighbors,and propose a new path for the transformation of the property right boundary space in the renewal of old residential areas.
