摘 要:以绿色建筑认证为前因变量,以功能价值和社会价值为中介变量,构建绿色建筑认证-租赁意愿理论模型,研究绿色建筑认证对居民住房租赁意愿的影响。结果表明,绿色建筑认证对居民住房租赁意愿具有正向影响,对居民感知的功能价值和社会价值具有显著的正向影响;社会价值在绿色建筑认证与租赁意愿之间具有中介作用。最后提出绿色建筑发展的相关建议,为有效地发展和推广绿色建筑提供有益参考。Taking green building certification as the ante-dependent variable,functional value and social value as the mediating variable,this paper constructs a theoretical model of green building certification-rental willingness to study the impact of green building certification on residents’h ousing rental willingness.The results show that green building certification has a positive impact on residents’housing rental intention and has a significant positive impact on the perceived functional value and social value of residents,and social value plays an intermediary role between green building certification and rental intention.Puts forward some relevant countermeasures and suggestions for the development of green buildings,which provide useful reference for the effective development and promotion of green buildings.
