摘　　要：近年来,随着人民收入水平提高及消费理念升级,文旅地产特别是休闲度假型文旅地产受到越来越多人的青睐,度假地产行业也逐渐成为开发运营企业投资的风口。本文尝试梳理中国文旅地产发展历程,对文旅地产进行分类,并在此基础上进一步分析思考了开发运营企业面临的内部挑战与外部风险。In recent years,with the improvement of people's income level and the upgrading of consumption concepts,cultural tourism real estate,especially leisure and vacation oriented cultural tourism real estate,has been favored by more and more people,and the resort real estate industry has gradually become the outlet for investment by development and operation enterprises.This paper attempts to sort out the development history of cultural tourism real estate in China,classify cultural tourism real estate,and further analyze the internal challenges and external risks faced by development and operation enterprises on this basis.
