摘 要:老旧小区改造建设是党中央国务院提出的一项重要的惠民生扩内需的重大民生工程。本文通过构建中介模型来分析老旧小区改造业主行为选择,以政府介入程度、外部市场环境、城市规划和业主自身意愿四个因素进行分析,研究认为政府介入程度与外部市场环境对于业主行为影响具有积极作用,城市规划以及业主自身意愿对于业主行为起到参考作用,在此基础上提出了要调整政府管理体系,加强政府与社会合作,按照实际情况调整改造规划,以及加强政策宣传等建议。The renovation and construction of old residential areas is an important major livelihood project proposed by the CPC Central Committee and the State Council to benefit people's livelihood and expand domestic demand.In this article,through building a mediation model to analyze owner behavior choice of the old community renovation,the four factors including degree of government intervention,the external market environment,urban planning and the owners themselves intend were analyzed,and research results show that the government intervention and the external market environment has a positive effect for the owners'behavior,while urban planning and the owner itself will play a reference role for the owner.Based on this,it puts forward suggestions such as adjusting the government management system,strengthening government and social cooperation,adjusting the transformation plan according to the actual situation and strengthening policy publicity.
