摘　　要：地下车库成本大、技术要点多、综合性强,要求建设方管理人员具有一定的专业度与风险管控能力。站在建设方项目管理的角度,对地下车库项目从总图、建筑、结构、机电、人防等专业进行了技术控制要点的整理,对地库上浮、地库覆土顶板无梁楼盖坍塌等问题进行了原因分析与风险防控措施建议。最后对地库项目管理机制提出了一些看法,可供相关人员参考。The high cost of underground garage,many technical points,and strong comprehensiveness require the management personnel of the Owner to have a certain degree of professionalism and risk control ability.From the perspective of the Owner's project management,the technical control points of the underground garage project,from the general plan,architecture,structure,mechanical and electrical,civil air defense and other specialties are sorted out,the causes of underground garage floating,the collapse of its soil roof beamless slab and other problems are analyzed and the risk control measures are suggested.Finally,some opinions on the management mechanism of the underground garage project are put forward for reference by relevant personnel.
