农村住房财产权抵押贷款意愿的影响因素研究——基于消费性和投资性贷款用途的视角

摘　　要：农村住房财产权抵押试点,涉及到我国农村土地流转和"三农"融资问题,对加快培育新型农业经营主体和构建新型农业经营体系意义重大。本文基于消费性和投资性贷款用途的视角,以江西省鹰潭市余江区农村住房财产权抵押贷款的试点为例,通过对当地进行实地调研,采用Probit回归方法研究农村住房财产权抵押贷款意愿的影响因素。研究结果发现:(1)农户年龄及文化程度、房屋地理位置、向熟人借款经历、贷款政策教育、城市有房且户口进城等六个因素对农户消费性和投资性贷款意愿都产生影响;(2)非固定职业、县城有房、多套房屋等只对投资性贷款意愿产生影响;(3)熟人财富示范效应只对消费性贷款意愿产生影响;(4)向熟人借款经历对消费性贷款意愿产生负向影响,但对投资性贷款意愿产生正向影响。The trial of the mortgage of property rights in rural housing involves the transfer of rural land in my country and the financing of "agriculture, rural areas and farmers", which is of great significance for accelerating the cultivation of new agricultural business entities and building a new agricultural business system. Based on the perspective of consumer and investment loan uses, this paper takes the pilot project of rural housing property mortgage loans in Yujiang District, Yingtan City, Jiangxi Province as an example. Through field investigations in the local area, the Probit regression method is used to study the influence of rural housing property rights mortgage loans. factor. The results of the study found that:(1) Six factors, including age and educational level of farmers,housing location, borrowing experience from acquaintances, loan policy education, urban housing and household registration, have an impact on farmers’ consumption and investment loan willingness;(2) Non-fixed occupations,housing in counties, and multiple houses only affect the willingness of investment loans;(3) The wealth demonstration effect of acquaintances only affects the willingness of consumer loans;(4) The experience of borrowing from acquaintances has an impact on consumption The willingness to lend has a negative impact, but it has a positive impact on the willingness to invest in loans.
