摘  要:在激烈的市场竞争中,房地产开发企业欲立于不败之地,取得良好的经济效益,则必须有效控制房地产的开发成本,提高企业成本管理水平。因此,开发成本控制是房地产开发管理中的一项重要内容,贯穿于房地产项目运作的整个过程。本文以上海某国企商品房开发模式为切入点,以项目投资收益为目的,以全过程成本控制为思路,以关键节点控制为抓手,浅谈一些房地产开发成本管理的看法。In the fierce market competition,in order to keep in an invincible position and obtain good economic benefits,the real estate enterprises must effectively control the real estate development cost and improve the cost management of the enterprise.Therefore,the development cost control is an important part of real estate development management,and runs throughout the whole operation process of real estate project.In this Paper,the commercial housing development mode of a state-owned enterprise in Shanghai is taking as the starting point,the project investment income is taken as the purpose,the whole process cost control is taken as the idea,and the key node control is taken as the impetus to discusses some views on the cost management of real estate development.
