摘 要:“一带一路”倡议中的“丝绸之路经济带”打通了我国东西部对亚欧非国家的联系,对我国沿线13个省市的经济发展、基础建设、人力资源产生了巨大的推力。这13个沿线省市的房价从2013年至今也在快速增长,因此寻找期间房价上涨的原因并以此为依据制定相关政策来稳定房价、保证区域健康发展成为必要的研究课题。本文基于沿线13个省市2013-2018年的相关数据建立多元回归模型,利用Stata进行数据分析检验房价的影响因素发现,影响沿线省市商品房价格的最主要因素是住宅商品房销售面积与人均可支配收入,并且住宅新开发面积和贷款利率也有较为显著的影响。文章也根据不同因素影响的程度提出了相应的政策意见。The"Silk Road Economic Belt"in the"the belt and road initiative"initiative has opened up the links between the eastern and western parts of China and Asian,European and African countries,and has exerted great thrust on the economic development,infrastructure and human resources of 13 provinces and cities along the route.The housing prices of these 13 provinces and cities along the route have also increased rapidly since 2013.Therefore,it is a necessary research topic to find out the reasons for the rising housing prices and formulate relevant policies to stabilize the housing prices and ensure the healthy development of the region.Based on the relevant data of 13 provinces and cities along the route from 2013 to 2018,this paper establishes a multiple regression model,and uses Stata to analyze and test the influencing factors of housing prices.It is found that the most important factors affecting the prices of commercial housing in provinces and cities along the route are the sales area of residential commercial housing and per capita disposable income,and the newly developed residential area and loan interest rate also have a significant impact.The article also puts forward the corresponding policy suggestions according to the influence degree of different factors.
