摘 要:传统的物业管理将业主与物业公司置于两级对立的境地,效率低下,矛盾突出。随着城市化进程的不断推进,物业公司与业主之间的矛盾越来越突出,甚至影响到业主安居乐业和社会和谐稳定。党的十九大指出,要将物业管理作为社会治理的新途径,通过街道办事处和业务委员会加持推动物业公司转型,推动社会治理创新,服务小区居民生活,提升社会治理水平。为此,不仅物业公司要转变观念,改进服务,街道办事处也要强化组织、跟进管理,业主委员会则要健全机构,发挥作用。The traditional property management puts the owner and the property management company in a situation of opposition,low efficiency and where there are many existing problems.With the continuous advancement of urbanization,the problems between property management companies and property owners are growing,which even affects the owners’life and social harmony and stability.The 19th National Congress of the Communist Party of China(CPC)pointed out that property management should be regarded as a new way of social governance,and the subdistrict offices and owners’committees should be used to promote the transformation of property companies,the innovation of social governance,the life of community residents,and enhance the level of social governance.To this end,not only should property management companies change their mindset,improve their service,the sub-district offices should also strengthen their organization,follow up the management,and the owner committee should improve the organization and play a role.
