The Impact and Threshold Effect of Housing Prices on Technological Innovation in the Guangdong-Hong Kong-Macao Greater Bay Area

摘  要:把粤港澳大湾区建设成国际科技创新中心,为我国经济创新力和竞争力不断增强提供支撑,应当识别粤港澳大湾区房价在科技创新中的重要作用。利用2007—2016年粤港澳大湾区面板数据,采用普通面板回归、门槛回归以及空间杜宾回归的方法,分析了房价、城市规模和科技创新投入对科技创新的影响,并分析了房价的门槛效应和空间溢出效应。研究发现:城市规模和科技创新投入都促进了科技创新;高房价对本市科技创新存在明显的抑制作用,同时房价对周边城市的科技创新存在显著的正向空间溢出效应;房价对科技创新的影响存在显著的单门槛与双门槛效应,随着房价门槛值的增大,城市规模对科技创新的促进作用越来越大,科技创新投入对科技创新的促进作用越来越小。上述发现表明,政府有必要进行宏观调控,防止房价过快上涨;同时要建立大湾区房价协调机制,促进创新要素的合理分配,从而更好地促进大湾区的科技创新。In order to build the Guangdong-Hong Kong-Macao Greater Bay Area into an international science and technology innovation center and provide support for the continuous enhancement of China’s economic innovation and competitiveness,the important role of housing prices in the area should be recognized.Based on the panel data of Guangdong-Hong Kong-Macao Greater Bay Area from 2007 to 2016,this paper analyzes the impact of housing price,size of the city and the impact of investment in science and technology innovation on science and technology innovation,as well as the threshold effect and spatial spillover effect of housing price by using ordinary panel,threshold and spatial Durbin regressions.Results show that both city size and S&T investment promote S&T innovation.Excessive house pricing has a significant inhibiting effect on the city’s technological innovation,while in neighboring cities a significant positive spatial spillover effect.Housing price has both significant single and double threshold effects on scientific and technological innovation.With the increase of the threshold value of housing price,the role of city size in promoting scientific and technological innovation is increasing,while the role of scientific and technological innovation input is becoming smaller and smaller.These findings suggest that it is necessary for the government to carry out macro-control to prevent housing prices from rising too fast.Meanwhile,a housing price coordination mechanism should be established in the Greater Bay Area to promote the reasonable allocation of innovation elements,so as to better promote the technological innovation in this area.
