近代成都房地产业发展的初步研究

摘　　要：近代随着传统农业经济逐渐被打破,成都城市开始走向现代化,近代意义上的房地产业也开始出现并发展起来。清末民初,城市人口的大量聚集打破了成都城市两道城墙的枷锁,完成了近代成都房地产资本的原始积累,为近代成都房地产业的发展奠定了基础。树业公司以营利为目的,开始建立起现代意义上的房地产产业链,是近代成都房地产公司的雏形。抗战初期,成都的新村建设,通过城市建设改造,带动成都房地产业的初步发展,促成成都传统房地交易向近代房地产业的转变。抗战时期人口的急剧增加,为成都房地产发展注入了新动能,使成都近代房地产业逐步形成。With gradual transformation of traditional agricultural economy in modern times,Chengdu has started entering its modern phase,with the emergency and development of modern real estate industry.During the period from the late Qing Dynasty to the early Republic of China,the large congestion of urban population broke the blockade of two walls of Chengdu and the primitive accumulation of real estate capital for modern Chengdu was completed,laying a foundation for development of real estate industry in modern Chengdu.For-profit organizations started to build a modern real estate industrial chain,as early forms of real estate companies in modern Chengdu.During the initial period of the Anti-Japanese War,new villages were built and urban construction and reconstruction were conducted in Chengdu,promoting the primary development of real estate industry and the transformation of ancient real estate business into modern real estate industry in Chengdu.During the Anti-Japanese War,the rapid increase of population created a new growth driver for real estate development in Chengdu and promoted the gradual formation of modern real estate industry in Chengdu.
