“三资”属性对农村闲置宅基地盘活意愿的影响

摘　　要：基于实地调研,探讨宅基地的"三资属性"对农村闲置宅基地盘活意愿的影响,以期为经济欠发达区闲置宅基地盘活利用工作提供相关参考。结果表明:资源-资产-资本属性均对盘活意愿起显著增强作用;资产属性在资源属性和资本属性对农户的盘活意愿影响中均不具有调节作用;控制变量中,性别和距离村庄主要道路的距离具有正向显著影响,是否在县城买房、人均收入以及建筑结构具有负向显著影响。最后,提出要关注不同主体的现实需求、推选政策宣讲员、加快建立村级闲置宅基地信息库等建议。Based on field research,we discussed the influence of the resource-asset-capital attributes of homesteads on the willingness to revitalize the idle homesteads in rural areas,in order to provide relevant reference for the revitalization and utilization of idle homesteads in economically underdeveloped areas.The results show:resource-asset-capital attributes all significantly enhance the willingness to revitalize;asset attribute has no moderating influence of resource attribute and capital attribute on farmers’willingness.Among the control variables,gender and the distance from the main road of the village have significant positive effects on farmers’willingness.Whether to buy a house in the county,per capita income and building structure have significant negative effects.Finally,we suggest that actual needs of different subjects should be pay attention to,policies are needed to be popularized,village-level idle homestead information database should be established.
