摘 要:随着经济体制改革的不断深化,我国土地市场逐渐发展完善,目前已初步形成以基准地价、标定地价为核心,由基准地价、标定地价、市场交易价等不同价格类型构成的地价体系。然而,地价测算模型主要以单宗测算为主,而精细化的地价评估,需要通过零散、有限的单宗样本点数据准确计算出整个城市每一宗土地的具体价格。同时,传统的空间内插模型仅考虑空间距离因素,忽略了地块间属性的差别,在测算整体地价时往往存在较大误差。为填补目前整体地价测算体系的空白,本文提出了一种基于智能算法的整体地价测算模型,该模型在传统的空间内插模型基础上,利用智能算法对可能影响地价的属性差异进行计算,并对内插结果进行调整。结果表明,该方法精度较高,能够有效应用于城市土地价格的整体测算。The fast development of the land market of China in recent years has raised the need of accurate land appraisal. Recently, the land price system in China are mainly composed of Base Land Price, Demarcated Land Price. However, the land appraisal model are designed for single case, which can not satisfy the need of land management for a city. Therefore, how to appraise all land in a city based on limited samples becomes a problem. Meanwhile, the existing spatial interpolation model only consider the distance, and ignoring the discrepancy of lands caused by their attributes, leading to big error. To fill this research gap, this study proposes the model of integrated land appraisal model based on AI Algorithms, which adjusted the prices of land based on their attribute. The results show that, this model can achieve a good result, and is very meaningful for the government to appraise the value of land at city level.
