老旧房屋安全排查典型案例分析及合理化建议

摘　　要：我国服役期超过30年的房屋约占既有房屋总量的30%~40%,老旧房屋由于建设阶段质量问题(工程勘察失误、设计失误、施工质量差、建造时所用设计标准过低)、使用阶段问题(改变用途或增加使用荷载、随意拆除承重构件或改造、任意加层扩建、随意搭建扩建、超期使用)、灾害或环境影响(周边施工、火灾、地震)等,存在安全隐患。近几年我国老旧房屋倒塌等事故频频出现,给人民生命财产造成损失。根据工程实践,以某地区老旧房屋安全排查作为案例,对其存在的主要问题进行了汇总,总结了排查工作的难点、重点,并对有序开展老旧房屋安全排查工作提出合理化建议,方便类似工程实践。About 30%~40%of the total number of existing houses have been in service for more than 30 years in our country.Due to the quality problems in the construction stage(engineering survey error,design error,poor construction quality,low design standard used in construction),the problems in the use stage(changing the use or increasing the use load,randomly removing the load-bearing components or reconstruction,arbitrarily adding floors and expansion),disaster or environmental impact(surrounding construction,fire,earthquake),etc.there are potential safety hazards.In recent years,the collapse and accidents of old houses have occurred frequently in China,which has caused losses to people's lives and property.According to the engineering practice,this paper takes the old housing safety investigation in a certain area as a case,summarized its main problems and put forward reasonable suggestions for orderly carrying out the old housing safety investigation,so as to facilitate the similar engineering practice.
