摘  要:传统高校学生公寓常常坐落于城市核心区,受旧城发展的限制,其发展除了选择在城市边缘新建外,通常还需持续对存量老旧公寓进行更新改造。装配式建筑技术能够提供工业级的部品品质,施工周期短,无噪音,无污染,施工人员精简,确保质量控制,易于维修维护。这些特点非常贴合高校学生公寓的建筑改造需求。本文通过探讨三类有代表性的装配式建筑部品的设计和建造方法,为高校存量学生公寓改造更新工作提供了新的工程思路和解决方案;并以北京市某高校书院式学生公寓为例,三类建筑部品的应用,发挥了装配式建筑部品批量生产、快速安装、统一施工的优势。学生公寓未来将成为装配式建筑技术更加适配的应用场景。Traditional college students’ apartments are often located in the core area of the city. Limited by the development of the old city, the development of apartments not only choose to be newly built on the edge of the city, but also need to renovate the old ones. Prefabricated construction technology can provide industrial quality components, short construction period, less noise and pollution, less construction personnel, ensured quality control, and easy maintenance. These characteristics fit the needs of college students’ apartment building transformation very well. This paper discusses the design and construction methods of three kinds of representative prefabricated building components, which provides new engineering ideas and solutions for the renovation of college students’ apartments. Taking a student apartment in Beijing as an example, the application of the three types of building components described in this paper gives the advantages of mass production, rapid installation and unified construction. Student apartments will become a more suitable application scenario for prefabricated construction technology in the future.
