摘  要:城市轨道交通对于沿线土地使用的空间布局和开发强度调控作用明显,沿线土地的经济价值亦表现出显著的溢出效应。研究以合肥市地铁1号线为例,基于GIS软件平台来对商业地价的表面和剖面进行分析,并深入探讨地铁建设前后沿线商业地价的溢出效应。研究发现:(1)随着城市的建设发展,合肥市商业地价格局总体上表现为由老城中心聚集向多核心分散布局的模式发展;(2)地铁建设前后,相较于一环以内,二环以外和一二环之间区域的商业地价溢价效应最为明显,其中合肥南站地区的土地价格变化幅度达2.95倍;(3)在地铁站点的有效服务半径内,商业地价溢出效应显著,其中云谷路站附近的商业地价提升到原来的3.51倍。Urban rail transit has a significant effect on the spatial layout and development intensity of land use along the line,and it has a significant spillover effect on the value of land. The study takes Hefei Subway Line 1 as an example,based on the GIS software platform to analyze the surface and the section of commercial land prices,thereby analyzing the spillover effect of commercial land prices along the line before and after the subway construction. The study finds that:(1)With the development of city construction,the price pattern of commercial land in Hefei generally shows that the old city center is converging to multi-core decentralized layout.(2)Before and after the subway construction,compared with the area within the first ring road,the spillover effect of commercial land price outside the second ring road and between the first and second ring road is most obvious. Among which the price gap in the South Railway Station area is 2. 95 times;(3)The spillover effect of commercial land prices in the surrounding areas of the subway stations is significant,and the land price near Yungu Road Station has increased to 3. 51 times of the original.
