摘 要:针对我国城市房地产市场的现状,从我国城市房地产市场的库存、价格、资金、信用、政策与环境5个方面入手构建房地产市场风险体系。运用熵权法计算专家权重,同时利用TOPSIS法计算我国华东地区6省省会城市房地产市场风险的贴近度,发现华东6省省会城市房地产市场风险整体较大。最后,基于风险综合评价结果给出相关政策建议。In view of the current situation of China’s urban real estate market,the risk system of China’s urban real estate market is constructed from five aspects:inventory,price,capital,credit,policy and environment.Entropy weight method was used to calculate the weight of experts,and TOPSIS method was used to calculate the closeness degree of the real estate market risk in the capital cities of six provinces in East China.It was found that the overall risk of the real estate market in the capital cities of six provinces in East China was relatively large.Finally,relevant policy suggestions are given based on the comprehensive risk assessment results.
