摘 要:工业用地在深圳城市建设与经济发展中扮演了重要的角色,快速的工业化以及城市化之下,大量归属于村集体的工业用地成为承载城市产业功能的主体。随着深圳市产业结构的调整,由于发展空间有限,一方面,存量用地尤其是工业用地管理受到越来越多的重视,而管理的思路也经历了从放开到收紧的几次转变。另一方面,深圳的城市更新是高度市场化推动的,工业用地的管理思路转型势必引发城市更新领域的市场反馈;在对数据进行分析的基础上,概述了不同时期几种代表性的更新类型。未来,随着产业结构的进一步转型升级以及深圳都市圈的建设,工业用地的管理势必需要多管齐下的复合思路,既要从规划层面对用地的结构做出调整,也要从更大区域统筹城市各类产业的布局与功能的组织。Industrial land plays an important role in the urban construction and economic development of Shenzhen. With the rapid industrialization and urbanization, a large number of industrial land owned by the village collective has become the main body of the city’s industrial function. Due to the adjustment of Shenzhen’s industrial structure and the limited development space, the management of industrial land, has been paid more and more attention. The management policies have undergone several changes. On the other hand, Shenzhen’s urban renewal is highly market-oriented, and the transformation of industrial land management policies will inevitably lead to market feedback in the field of urban renewal. In the future, with the further transformation and upgrading of the industrial structure and the construction of Shenzhen metropolitan area, the management policy needs a composite idea, which not only needs to adjust the land use structure from the planning level, but also needs to coordinate the layout and functional organization of various industries in the city from a larger region.
