摘　　要：高质量发展阶段,推动社区人力资源资本化发展是适应城市更新新形势的必然要求。作为承载计划经济时期历史记忆和空间格局的一类过渡型社区--后单位社区,虽然存在转型需求与资源供给不匹配的突出矛盾,但同时又具有“人力富裕、空间冗余”的典型在地性特征和基础性优势。社区人力资产具有能动性与创造力强的特点,是应对后单位社区更新困境的重要潜力与抓手。以转型成功的后单位社区--重庆市沙坪坝区中心湾社区为例,通过梳理人力资产在社区公共空间更新各阶段中的构成与作用,提炼基于人力资产的后单位社区公共空间更新思路:优先整合人力资产、建立动态资产评估机制、推动“人-空间-服务”整体发展,明确指出政府在更新中应重视人力价值挖潜、智慧机制建设和起步经济支持,以期为同类型后单位社区的转型发展与风险预防提供在地化更新路径参考。In the stage of high-quality development,promoting the capitalized development of community human resources is the inevitable requirement to adapt to the new situation of urban renewal.As a kind of transitional community bearing the historical memory and spatial pattern of the planned economy period,the post-unit community has the prominent contradiction of the mismatch between the transformation demand and the supply of resources.At the same time,it has typical local characteristics and basic advantages of"abundant space and human assets".Community human assets have the characteristics of strong initiative and creativity,which possess an important potential and become a starting point to deal with the dilemma of community renewal in post-unit.Taking Zhongxinwan Community,Shapingba District,Chongqing as an example,this paper summarizes the composition and role of human assets in the various stages of community public space renewal,and refines the ideas of public space renewal of post-unit community based on human assets,including giving priority to integrate human assets,setting up a dynamic asset appraisal mechanism,and promoting"people-space-service"overall development.This paper points out that the government should attach importance to human value,intelligent mechanism and financial support,so as to provide references for local renewal for the transformation development and risk prevention of the same type of community.
