摘 要:工业用地作为工业经济发展最基础的资源要素,长期以来在国民经济发展中发挥着重要作用,承载着政府产业布局及招商引资等功能,但因各方对土地开发成本和土地出让价格等观点不一,出现了近年来社会反映较多的“用地难”“用地贵”的声音,本文拟通过对工业用地地价形成机制的分析,实证研究得出工业用地地价水平与人口密度、工资水平、产业聚集等因素显著相关。As the most basic resource element of industrial economic development,industrial land has played an important role in the development of national economy for a long time,carrying the functions of government industrial layout and attracting investment.However,due to different views on land development cost and land transfer price,there are many voices of"difficult land use"and"expensive land use"reflected by the society in recent years through the analysis of the formation mechanism of industrial land price,the empirical study shows that the level of industrial land price is significantly related to population density,wage level,industrial agglomeration and other factors.
