摘 要:本文将2016年全国37个城市25534个小区的数据与城市层面数据进行匹配,运用工具变量法等对产业集聚推动城市房屋价格上涨问题进行研究,并探讨了产业集聚推动城市房屋价格上涨的作用机制。研究发现:(1)产业集聚每上升1%,将会推动房屋价格上涨0.1369%,相对于第二产业集聚,第三产业集聚更能推动房屋价格的上升;(2)产业集聚最能推动别墅价格的上升,商业及商住房次之,推动普通住宅价格上升的能力最弱;(3)产业集聚一方面通过加速城市化进程的直接效应和预期效应推高了房屋价格,另一方面,产业集聚还通过带动城市土地价格上涨的间接效应,推动房屋价格的快速上涨。With the data from 25,534 communities in 37 cities of China in 2016,being matched with data at the cities’level,this paper uses the method of instrumental variable to study the problems of industrial agglomeration promoting the rise of urban housing price and the mechanism behind it.The study finds that:1)every 1%increase in industrial agglomeration will push up the housing price by 0.1369%.Compared with the agglomeration of secondary industry,the agglomeration of tertiary industry has higher impact on the rise of housing price.2)Industrial agglomeration can best promote the rise of villa price,followed by commercial and business housing,and the price of common residence was the weakest to rise.3)On the one hand,industrial agglomeration pushes up the housing price through the direct effect and expectation effect of accelerating urbanization.On the other hand,industrial agglomeration also promotes the rapid rise of housing prices through the indirect effect of driving up urban land prices.
