摘 要:上海解放后,外资房地产企业作为帝国主义在华经济特权的体现,其停闭成为历史的必然。基于革命现实主义的考量,上海市人民政府对于外资房地产企业的政策有一个从监管到清理的曲折变化。由于受到国内外政治经济的影响,其清理过程较为复杂,清理的方式并不一致。经过清理的外资房地产企业,通过对内对外清资核产,不仅为计划管理,还为之后可能出现的外交交涉做好了准备。After the liberation of Shanghai,foreign-funded real estate enterprises as the embodiment of imperialism’s economic privileges in China,its closure become a historical necessity.Considering the revolutionary realism,the government’s policy on foreign-funded real estate enterprises undergone a tortuous change from supervision to clean-up.Due to the influence of domestic and foreign political and economic factors,the clean-up process was more complicated,and the way of clean-up was also inconsistent.The cleaned-up foreign-funded real estate enterprises,through the internal and external verifications of assets and liabilities,not only laid the foundation for planned management,but also made preparations for the potential negotiations.
