摘 要:以辽宁省沈阳市为例,在综合比较房地产市场泡沫研究方法的前提下,选择更具客观性的因子分析法进行了研究。参照以往研究中的经典指标体系后,引入房屋空置率、土地相关指标等,丰富了指标体系,对2000—2019年沈阳市房地产市场泡沫进行了测算研究,指出沈阳市房地产市场存在泡沫现象,并针对其原因提出了健全住房保障措施、加强土地资源管理、完善房地产交易流程、规范金融市场等建议。Taken Shenyang City of Liaoning Province as an example,the more objective factor analysis method was chosen to study on the premise of comparing research methods of real estate market bubbles in a comprehensive manner.After taking classic indicator system of previous studies for reference,the indicator system is enriched by introducing housing vacancy rate,land-related indicators,etc.A study is conducted to measure the real estate market bubble in Shenyang from 2000 to 2019,pointing out the existence of bubble phenomenon in the real estate market of Shenyang.It also puts forward suggestions on the causes of the bubble phenomenon,such as improving housing security measures,strengthening land resources management,improving real estate transactions and regulating the financial market.
